Looking for a place to rent? With all the colleges and government agencies, the D.C. area is a pretty transient place and a lot of people are looking for rentals. A new app is helping make that dreadful and tedious search a whole lot easier. It's called RadPad and is super easy to use.

Mainly used as a mobile app, you enter a zip code, price range and rentals pop up with pictures -- making your search efficient and easy. Think Instagram meets Craigslist.

RadPad is location-based. Wherever you are in D.C., Maryland or Virginia, if you happen to love the neighborhood and want to look into rentals there, just open the app and check what is available.

“We really liked the idea of coming up with something that was based entirely around photos,” said RadPad CEO and Co-Founder Jonathan Eppers.

He says he came up with the idea out of his own rental search frustration. He says the RadPad app cuts out a lot of the leg work. And with at least three photos per listing, you have a good idea for what you are getting.

The app also provides a Google Earth street view so you can see what is around it.

“Imagine if you had your phone and you could just open it up and it would show you a rental right in front of you and you could see all of the information before you even decide to call the landlord,” said Eppers. “That's what we want to give people.”

RadPad has a filter that allows you to search by price or based on your needs and desired amenities. Eppers says the search option can help you stay within your budget.

“I want to live in Dupont Circle, but it's just really expensive right now,” Eppers brings up as an example. “Maybe I can move a few blocks away, I'll sacrifice on a parking spot and instead have a washer and dryer. RadPad makes it easier to get there faster.”

Speaking of faster, the app also comes with a so-called “Drive Time" feature by calculating the distance from the rental to any address -- like your work or gym. Bike, walk and Metro times are coming soon.

“I think it's a good idea,” said realtor Ethan Carson. “I value exposure, so any additional exposure is only going to help me rent the property much faster.”

RadPad is currently available to iPhone users, but an Android app is coming soon.
